Some good football coming out of Comal ISD this season. Smithson Valley (5A-1) Pieper (5a-2) and Davenport (4A-1) all still in the tournament in their respective division. Pieper is the school that opened that dropped SV down from 6A. This is Piepers only 2nd year as a varsity program. Davenport is the school that opened that dropped Canyon down to 5A. Future is bright at both of the schools. And looking at SV's roster they play a lot of sophmores and juniors so they'll be ok going forward.

All these minerals must not reach nearby Seguin. It sure helps to be in one of the hottest growth area in the state and nation over the last few years. Daveport’s girls just won the State Volleyball title too.

First and foremost, they got the $$$$ Then they have hired very solid coaches at both Davenport adn Pieper. Add to it that these schools get the support from fans and more important, the parents when the coaches push these kids to do their best. Just a hell of a lot working for these schools IMO. Pieper and Davenport have really good shots at their first regional titles this year which is outstanding for such young programs.

I am curious, have any COMAL ISD enrollment numbers been confirmed? I don't with some of the mocks how Davenport remains in 4A based on the growth in that area. I understand how Canyon Lake does because it's still alot of sticks in their attendance zone and the houses are built on multi acre lots and not postage stamp sized like they are in other areas of the ISD.

Most of the district is large lots. Some of Pieper and SV is going a little smaller/more dense. Davenport is in the Garden Ridge area, pretty big lots along 3009 and those neighborhoods. Also, Davenport was designed to be a 4A/5A (Max) school, is not planned to ever attain 6A. Canyon, Pieper, SV all sized for 6A - and another could be built if necessary if the ranches north of 46 and west of 281 get sold off.

I was once looking and might still buy some property in that area, so yea you are correct. It's probably more cookie cutter in NB Canyon attendance zone and of course the NB ISD and closer to you get to I-35. Actually I might start looking at Blanco and Comfort the way everything is growing out north and west of SA. There still might be some deals to be made on land in those areas. I haven't been up there is awhile to scout the area, but has the proposed Vulcan limestone quarry off FM 3009 and SH 46 stalled some development in Garden Ridge and the Davenport area that might be going full speed if that quarry was fully shelved.

I'm not sure what is going on with the quarry - I know it was going to court, but haven't heard anything recently. That would really mess with resale value, eh? There are some other ranches they have been rumored to be selling to developers off 1863 for high density housing, hopefully that doesn't happen either.

I recently spent some time in the aggregate industry and might be willing to go back in a couple of years up that way. I actually had an interview and interest with an outfit towards Mason, but timing is just not right at this moment unfortunately . Yea, quarries and material yards do not make good neighbors and Vulcan for the sake of not continuing to piss off everyone should earn some good will and abandon it. There is plenty of land they could buy further away, but they are looking at the proximity to railroad and I-35 and the railroad is the biggest thing. A lot of their materials get shipped down this way and to Houston.

Between the 3009 quarry and the cement plant they are trying to build in Pleasant Valley between Boerne and Bergheim, they aren’t making any friends, and the locals assisting them with environmental and engineering are getting dragged down with them. I doubt they are hurting for money but probably don’t get honest handshakes at the country clubs lol
