So what happened in Beeville? l looked at their ISD website and another meeting is scheduled for the tomorrow (the 29th) , but the agenda suggest no action on personnel issues. Not sure if that is something that can be brought up as part of an executive session and doesn't have to be posted?

Coach Sosa came in with his discipline at Beeville like he did at Alice and some people resisted discipline.

Sinton is not doing anything to encourage new comers and I suspect the reason is their sewage facility is already taxed to capacity such as it was shutdown today and Sinton gets city water from a water well and they don't want growth. Sinton restaurants are doing great if they can find people to work and the HEB is busy and Much of the land outside of town is owned by the Welders.

Sinton is not doing anything to encourage new comers and I suspect the reason is their sewage facility is already taxed to capacity such as it was shutdown today and Sinton gets city water from a water well and they don't want growth. I would suspect if them not wanting growth it may have more to do with water than it would sewer issues. When they want to develop a bunch of homes they simply throw up a new treatment facility in a matter of months. 3 new ones have gone up out near us in the last 2 years and each will serve 3k-5k new homes. All those plants take is about 10 acres or so. If they purchase a bigger tract for future expansion of the plant they simply sprig it in coastal and use the treated water to irrigate that grass and sell the hay off of it.

GP37 is correct to with regards to Sinton not having immediate capacity for new housing when he references the land ownership issues. It's kind of the same animal Corpus and part of Nueces County had for decades thanks the King and Chapman Ranches owning large parcels of land. Now they are selling pieces of it in smaller parcels and the end result is the London ISD growing to what will probably be a 4A school by the 2024 realignment. But back to Sinton, this is one reason many of the newbies who are going to work for the steel plant and related companies are looking at Calallen because we have the infrastructure in place for the new housing. Now they might be standing in several inches of water after a rain event like we had overnight and into the early morning where my five inch rain gauge was overflowing. The land is flat farmland being developed and the water just stays there after a big rain. But everything else is there. Really I wish we were doing our Hill Country build and move now because I could probably get several thousands of dollars over initial asking price as homes are in very short supply here. Trouble is the cost of building a new one with the price of materials right now would be a task. The cookie cutter type housing is less expensive to build vs Custom when prices are normal and stable and are those cookie cutter builders are in slightly better position thanks to purchasing power. The stories I've heard from others who are either building or marketing custom homes are unreal right now. Unless the folks wanting one built are from California where many don't even haggle or they just had a huge amount of equity along with a nice profit from their existing home, locals are holding back somewhat or cancelling altogether before they sign something.

The Welder family owns the land on the side where #181 passes. I live on the tree covered side of #188 near the airport and you have to elevate your new house. Going toward Odem side is mesquite and scrub brush. Sinton has 5 government housing projects and is welfare city. They also have a teen criminal jail as well as County jail. The court house is surrounded by Lawyers offices and Bail bondsmen. The HEB is classified as a Lone Star store. The land back toward Taft is farmland and back toward Odem is low income population.

And how is any of this any different from most South TX towns? The flood zone stuff does NOT even slow down developers in our area one bit, much less stop them. lol There hundreds and hundreds of homes that have been built in the Cibolo & Schertz area the last 20-30 years that concrete foundations are on thousands of cubic yards of fill dirt/rock. lol As far as the market being cornered on most the land, that can be an obstacle but even then when developers start offering $100k/acre or more all of sudden even that land people thought would NEVER be sold all of a sudden starts going in blocks of 100 acres are more. Even with 1/4 acre lots and figuring in the streets & sidewalks you are still looking at about 300+ new homes on just 100 acres. And a good number of subdivisions now are FAR LESS than 1/4 acre lots. Many here are below 1/8 of an acre.

Been in vacation for a week in Vegas and Colorado, reception is bad with so many mountains but did get to see a story on I think mysouthtexas newspaper showing new development is going up with another company moving in to Sinton. Showed the projected areas where new housing was going up there was 3 big areas east of Sinton. I'll see if i can find the story with the info from it unless gp37 finds it or says its false lol.
We still holding on to land in Sinton and have been getting offers but holding off from selling for now.
