A large state is one thing, but it also is not necessary to have a school with over 4500 students. Plano could easily add two high schools and it might even help them become competitive in 5A athletics. Allen is no doubt a powerhouse but I can't help but think there are some kids on the 3rd string who are just never going to see the field and that's a shame.

Flo, I don't think even opening 2 more high schools in the Plano district could move them into 5a.
Plano W 5580 Plano E 5445 Plano 4999 That is 16,024 between them enrolled so if you added 2 more high schools in their school district you would still have an average of over 3200 per school.
Even if you doubled Plano high schools to 6 by adding 3 new ones they'd still average nearly 2700 at each school.

Even here in Corpus the average house stays on the market for 2 weeks with no slow down. I wish I could sell this afternoon because literally I'd probably have an offer or two.

You are dead right Pico Now, in the Austin, NB, Schertz, Cibolo, and nicer areas of SA MOST houses don't even 'hit the market'. They are sold before they are even listed! My good friend's son is looking for his first home now as his wife is 4 months pregnant. They are looking for 'an average' starter home in south Austin. They put an offer in on a new one being built in a track home subdivision a couple weeks back. It was 1800 sf living and absolutely nothing custom or in a gated community or anything like that. The posted sale price for that home was $350k. They new they'd be bidding against many others so they offered $100k above the posted price. There were nearly 40 offers and they didn't come close to getting it with their offer of $450k. $495k bought it. That is approaching $300/sf. This is NOT a good trend at all and this overblown residential market is going to come to a hell of a crash. Even in the Cibolo/Schertz area there are old homes there built in the 60s selling for over $150-$200/sf that still need some remodeling.

I mean they are cashing in on a house they might have bought 10 to 20 years ago for 500K and making a profit of almost double or triple . They can payoff their existing home mortgage in California or where ever on the West Coast and the Northeast and then with the profit almost buy exactly the same square footage or heck of alot more depending on location here in Texas for cash. It's insane! However some of it right now as far as new construction is the cost of materials. Holy Smokes I hope we DO NOT have a Cat 2 or above Hurricane in any major metro area on our coast this season. The cost right now will look like chicken feed. I assume we just stay dry and hot until October in Texas. I do worry about wildfires and California style ones in the Hill Country if we don't get some significant rain. Alot of building is going on in hills that could be in danger thanks to the dry weather and the brush that died from the February cold blast. The cedar in the stick in the Hill Country is just as much as fuel source as Pines and other types of trees we associate with forrest fires.

All commodity items are through the roof right now. Raw copper is over $4/lb. WE have seen PVC go up 300% in the last 6 months alone. And my cousin who has lived in San Francisco since about 1991 told me this last year that my home would be well over $1m there. We built it in 2014 for under $150k but did a lot of the work with our own hands and what we didn't do I acted as the GC subbing it out. I cannot complain as right now it sits on the tax roll at about $245 or so and I know I could get much more than that if I wanted to with it an the acre that goes with it. They are selling the last of the 250 acres that borders my place for $17k/acre for 11 acre tracks and that land is nothing but rattlesnake filled brush!

The Plano schools are kind of misleading. They donโt have all those kids at one campus. I believe they have separate freshmen campuses. Itโs still insane.
